There are 10 sfr for sale as a package deal.($169,000) All 2 bed 1 bath houses. All homes one the same street and on three parcels of lands. Tenants pay all utilities. All homes currently rented for 400 to 500 dollars. I am wondering how you would analyze this investment. Would you analyze them as one property or each individual. Also I would like to know way you would look at this investment like that.

I lived in South Jersey in the 90's and Camden was a crappy place then. I would not want to own anything their.

I personally would leave the rent at $925.00 if I was making decent cash flow. In the big picture what is $1200.00 per year not really much. Sometimes folks need help. If this lady is a great tenant like you say I would help her. I am a firm believer that in life you have to give back and help folks that try to help their self. With this type of situation I personally would not increase her rent. Just imagine running her off and getting 2 or 3 bad tenants in a row(Karma) how much could that cost? If you are really in need of that $100.00 per month increase rents for the other tenants you have, since market rents will bare $1100.00.

I am sure there will be other investors on here that will disagree with me, but with this we will have to agree to disagree.

My girl friend is looking to hand her license in the Raleigh, NC market. Does anyone from Raleigh know of a agency with similar pricing in Raleigh or surrounding area?

My current rentals are in low income(working class) areas not the burbs. To be honest I will not invest where I don't feel safe working on my investment properties. I know like everyone else does there are areas like that out there.
