Good evening BP, for those who live in Texas and specifically the DFW areas. Where did you invest on your first investment property and why? Was it a rental, a BRRRR or a flip? Interested to know everyone's story of how they got started. The highs and lows and what they learned?

@Timothy Lewis awesome man. Heard the Georgia markets aren’t too bad of an area to look into and how is it in south Florida with the spreading of the Covid issues. Any struggles?

@Kiera Underwood Ironically I just received your email regarding the OKC market. I believe we spoke to each other last week. Thank you for responding to my post. I have heard a few pros and cons about the Memphis market and how much of a risk it is for buy and hold investors. The simple fact with you’re saying there’s a lot to un-pack in a location such as Memphis raises a lot of red flags

@Timothy Lewis Thvak you for your response. I have ironically read Long Distance Real Estate Investing but feel I should read it again to also methodically follow David Green’s formula. Where else, besides Memphis have you’ve invested in? Also, any recommended neighbors to search into in detail?

Good evening BP,

I am a newbie investor and had a quick inquiry regarding the Memphis market. I have done my DD with OOS investing and I landed on Memphis primary because it isn’t too far away from Dallas, where I currently live, the increase in population growth as well as employment growth. I am interested in single family rentals within the ranges of $50-$90K. My question to you all are, is there anyone familiar with the Memphis market, have their own experiences with rentals there, how is the cash flow and appreciation, and also are there any recommended core 4 (lender, real estate agent, contractor and PM) vouch working with

Good evening BP, I’m sure you’ve heard of me through multiple forums I had posted earlier this week; yet, I have another question. Which is the best route to take when beginning?

I had been thibking of the best possible strategy to begin my real estate journey and had been perplexed between starting with acquiring rentals first then using that appreciation and cash flow to fund BRRRR deals. Plus figured it would be a better, yet slow and steady tactic to expand a portfolio into multifamily and commercial properties

@Whitney Hutten Thank you for the guide. I will certainly take heed and follow those guidelines to begin my portfolio. How long ago did you start yourself? Also, Im unfamiliar with rate and term refi. Do some research myself regarding that strategy after everything has been in place during a BRRRR deal
