Thank you for your response. The first concern I had prior to diving into the numbers was the comps in the area. The ARV on this particular property did not subject to the others which stuck out, but thought maybe because the others just haven't been updated themselves. The neighborhood by a bit of research is slowly appreciating and a desirable area for renters, but with it being a possible BRRRR, when refinancing my worry is not getting all my money out. A partner and I were going to fund it or another BRRRR by using private money and a HELOC from family. It does look like a doghouse inside, the rehab cost maybe over $30K. It's tough to project being here in Dallas and the property is in Memphis and we do not have a contractor in that location yet unfortunately.

Good evening BP, I am trying to analyze my potential first BRRRR property and was wondering what others opinion was about the deal. The intial asking from the seller is $68K however, with some number crunching, I thought of making an offer of $50K. Could someone please provide me a second opinion to see if I am running the numbers correctly

Good evening BP, my name is Joaquin Dugan and I am a newbie investor living in the DFW market. I've been in the forums occasionally, however have been a lot more active. A little about myself, I am from Compton, CA and am a firefighter for Dallas Fire Rescue. I've been residing in the DFW area approximately 4 years and love every bit of my current residency. Nearly a year ago, I purchased my first SFR to sorta kickstart my investment career. I've been a member of BP for roughly 2 years and recently upgraded to PRO, self educating myself everyday in pursuit to becoming a full time REI. My focused is based around BRRRR and long term rentals OOS in midwest and southern markets. Would love to connect with other like-minded investors, mentors and be of value to others. Looking forward to meeting you

@Nicole Benton I would think so. Anything new would have a tad bit of uncertainty, doubt and uneasiness, but it all worked out for you both and congratulations once again. Soon, I hope to follow suit, similar to you and exciters to get started

@Nicole Benton That is awesome and validated why I upgraded my BP account to network even more and to connect with those such investors who are also lenders, agents, etc. In your opinion, what do you believe your biggest struggle for you both?

@Nicole Benton thank you for sharing your story. In a sense, I was and am in the same boat being in a market that I am unable to finance on my own. Where did you find your network connections. Were they through BP, Craigslist, referrals from others you knew or other ways?

Has anyone as a newbie ever invested OOS whether with buy and hold investments, BRRRR or any other strategies? How did you feel before and after you had your systems in place for you (such as your core 4)?
