BRRRR or Rentals???

Good evening BP, I’m sure you’ve heard of me through multiple forums I had posted earlier this week; yet, I have another question. Which is the best route to take when beginning?

I had been thibking of the best possible strategy to begin my real estate journey and had been perplexed between starting with acquiring rentals first then using that appreciation and cash flow to fund BRRRR deals. Plus figured it would be a better, yet slow and steady tactic to expand a portfolio into multifamily and commercial properties
