Post: Do "We Buy Houses" PCC campaigns actually work?

You have to run your PPC like a business.

What is the average deal size?
What is the average margin?
How fast can you turn the deal?
What is the average net profit on the deal?
What is the average cost per deal (no lead)?
What is your timeframe?
Do you have a large enough data set? (1-2 months doesn't count) ($100 in adwords isn't large enough)

Which will give you "cost to acquire".

Now you can run your adwords campaign.

Not sure why people think adwords is expensive. If you don't know the cost to acquire then how can it be expensive?

Food for thought

SEOmoz is your best resource. Absolutely free and tons of great stuff. Read their blog on a daily basis and they post whiteboards every Friday.

Search is your friend on that site as well. If you need any help then feel free to reach out.

Sean Brennan I do all of the online marketing for Jason and I manage his adword campaigns.

You can read books and do online research but it really comes down to experience. You're basically paying someone for their knowledge when you work with internet marketing companies. The activities are simple to do but you have to know how to do them.

Sean Brennan You need a site that focuses on local leads. Optimize the pages correctly, submit it to directories, and get back links from local sources. Blog when you can and make sure you are delivering value (quality over quantity).

Make sure your keywords have the local city/location.

That's a tough question to answer because there are a ton of variables. How many pages do you have and what keywords does each page rank for? Long tail keywords should have a higher conversion ratio.

If your conversions are in the low single digits then you are probably to general in your marketing. You need to be more specific and focus on highly targeted groups. The traffic will be lower but your conversion ratio will be much higher.

For example my adwords campaigns have a CTR that ranges from 8% - 28%. My monthly budget is less than $800 and my average CPC is low single digits.

Not sure if you knew this but some drug dealers submit 1040s on an annual basis. They don't want to be tried for tax evasion.

Pimps will send in a 1040 as well.

No joke. I used to work for the IRS.

You better know what you are doing with Adwords. If you don't, then you will end up with poor to no results and a pocket with no money in it.

It is easy to blow through $1,000 in Adwords, in a month and receive a couple of "tire kicker" leads.

Your Adwords need to be focused, talk the language of the target audience, tracked and tested. Keep in mind you need to give it at least 3 months so that you can optimize the campaign.

Most people start the campaign with the $100 gift from google and expect leads to come flying in. It doesn't work like that anymore.

However, if you can establish an efficient campaign then google rewards you for your efforts. For example I used to pay between 7.00 and 9.00 dollars for a click. My relevance score has gone up for the keyword and google charges me 2.00 - 3.00 dollars for the click. I now have a huge competitive advantage over my competitors. I now spend half as much money on the keywords and can afford to go after more keywords. I can also bump my keyword price and push my competitors price which eats up their Adwords budget. Then they get frustrated with Adwords and shut down their account.

It's okay if you don't know the address of the individual. File a claim in the correct county and work with a private process server. They will serve the registered agent. If the LLC doesn't have a registered agent then the process server can run a skip on the individual and find the home address.

Get the individual served and show up at court. You're looking at 300 to file the case, 65 for private service, 100 for a full skip trace.

You can shop around for the best private process server. Just google it and you will get plenty of companies in Atlanta. I recommend that you work with one that is part of NAPPS.

The biggest problems that investors/speculators deal with are:

Defining risk
Managing risk
Developed processes and procedures
Executing the plan

To many new investors/speculators focus on activities that have nothing to do with investing, market behavior... Instead they focus on LLC's, building the most amazing team, multiple guru seminars (because the first one didn't work)

I think you should focus on who your customer base is first. Understand what they want to hear and see. Then craft the message.

If you message sucks then you receive no or very little interaction. If you're on point then the traffic should start quickly.

A/B testing is great. Make sure the message is very specific to your target audience then market directly to them.

Sounds easy but it's fairly difficult
