@Andrew McIntyre Here in Atlanta, we have a lot of investor clients in your situation who live in California that we help buy and manage properties for. It definitely takes an extra layer of communication and trust on both sides... if you invest out of state, make sure you get some client referrals and ask for pics/videos of your properties during turns and rehabs. It can certainly be done! Good luck with school in San Jose.

@Andrew C. College Park/East Point is still fairly 'block by block' and each neighborhood can be different, but there are a lot of positive indicators in the area. The airport development is booming and we own and manage properties around CP. Curbed had it rated as one of the top 'up and coming' neighborhoods last year as well:

Totally depends on your situation though in terms of what you outsource vs what you take on yourself if you decide to keep the property. Either way, its a great problem to have! You're in a good situation.

Welcome @Zachary Hickman - sounds like you're off to a great start by working in the industry and being active on BP. Atlanta is a great market; even with the appreciation over the last few years there are still solid fundamentals. Lots of good indicators with population/job growth. The more you can drive and learn certain areas, the better!

I would look into the local market's population trends and major job centers. If the area is stable or growing in population with multiple strong employers, then I'd be comfortable investing in the market at the right prices.
