New to investing market question

Hello bp members. I’m new to investing and have a general question about a local real estate market. When you are analyzing your market how much emphasis would put on home ownership vs rental. Or do these statistics even matter? My local market has a ratio of 53% home ownership vs 47% rentals. I’m looking at a buy and hold strategy. Should I worry that there will be a lot of competition on the rental side or be encouraged that a lot of people rent in this area?
