What class type is the property? How far away is it from stabilization? You may need someone onsite upfront at least.

@Rush Wall There are some good threads on BP about Belvedere from people investing in the area. It can be one of those 'block-by-block' areas where you really need to know what's going on with each individual street. Overall I'm bullish on the areas in the next 5+ years since I'm a buy-and-hold investor so it depends on your exit strategy. We've got a multi-family property under contract near Belvedere right now so we're gaining familiarity with the area.

Make sure you know which 'Decatur' you're looking at. If its the City of Decatur where Rush is alluding to, you've got sky-high prices due to the great school system. If it's the much larger greater-Decatur area that often is outside of the city limits of Decatur which Marvin is referring to, you've got a completely different lens to look through. Great deals both inside and out of the city can be found, but make sure to pay attention to that distinction.

I'll echo the replies and say that Atlanta has a wide range based on zip codes (and often within zip codes). There's a large population movement inside 285 along the beltline and other urban areas which coincides with large amount of new apartment construction. As a result, lots of good threads/debates on BP about multi-family ROI in the short and long term worth checking out

Nice work on this one Todd - this thread is a great read. That Bristol area has a lot of potential

@Roy N. Good insight on charging tenants water. I like your strategy on giving them a heads up and working with them to help reduce consumption - we'll certainly keep that in mind as we look to do the same. 

@Al Williamson Good thoughts on rent collections, something to keep in mind as well.

As @Rick Baggenstoss said, we recently closed on a 32-unit in Cobb County by leveraging our network here on Bigger Pockets. Make sure you keep an eye out for Azeez K's Atlanta BP meetup events and start reaching out to some local investors directly for coffee. If you stay active on BP, you can really see some great benefits.
