I'll echo what Nathan and Steve said in this thread. All very relevant questions to ask. I'd also focus on whether or not the PM company owners or employees have experience owning rental properties. Having that investor mindset can be a nice value-add from a PM company.

We work with a lot of out of state clients since the returns in GA are pretty strong. Like @Ali Boone said, it's really all about building your team and 'boots on the ground', so you're in the right place a BiggerPockets to make that happen.

This is great @Gloria Sheridan - I think a lot of people will appreciate this resource. We track this information with our clients who we manage properties for as well and it makes life much easier!

Agree with Mark - find a good course to take. There are several around Atlanta that offer the classroom setting with a class test, and then you can take the state exam to get licensed. Good luck!
