  all my FLA deals are handled by title companies  no lawyers   When I do bizz say in MS its a lawyer.. Same with SC... when I am in Indy its Title co... Oregon is Title co as is most of the west coast.. ONly use lawyer on a complicated large dollar transaction

   Mezz financing is VERY short term  or it can be strips of debt on larger projects used to make up equity short fall

  This is one thing I tell anyone who listens about investing out of state.

 Start with a PM  get the feel of the market through the PM no promoters especially private ones.. PM will usually tell you which areas are good which are bad based on management experience. I know the few Large Multi deals I have brokered.. that was the first thing those buyers did other than contacting me ( through a referral)

and for the reasons you state.. once someone has bought a rental the sales company is usually not engaged much anymore but the PM is with the asset each month... 

So in my mind going into a out of state market without going to PM first for guidance is backwards way of doing things..

That works well.. a lot of RE now a days is about teams and team work.  Also think about buying a car.. the car salesmen drives you around and points out all the things about the car .. ITs the very highly paid and highly skilled manager many times that comes in and closes the deal.

Sonoma county has the highest % of rent increase in the US... and housing is in short supply... this equals some nice opportunities right in your back yard in my mind.

  one of the reason TK operators advertise like that is because of the keep up with the JONES syndrome... and they need their marketing cash flow number to be as high as possible to get ones attention and compete with other markets and marketers.

But like you said its not reality in any way shape or form.. and NO sewer problems in 25 years I find that hard to believe. plumbing gets plugged in the best of homes and in the best of areas with the best of tenenats. In those tree lined streets and old clay pipe there has to be clogs

give it a rest man... the hood is the hood end of story. ARV is an allusion that out of country owners and out of state investors fall for.

why would anyone sell a property that is worth 180k for 130k  on a public forum.. this whole idea of buying form TK operators with BUILT in equity is just such a farce.

Its worth only what a willing buy and willing seller will settle on no more no less

   My father who taught me everything real estate related.. would always say you can record the star spangled banner if you wish.

Just take your document to the recorders office and record. it.. now you may have to paginate it a certain way.. but other than that anyone can record any doc you want.
