What are some IMPORTANT QUESTIONS to ask a real estate lawyer the first time you meet him/her?

I will be meeting a lawyer tomorrow for my first time...

I was wondering if there were any important things to inquire about?

I will be focusing on buy-and-hold, as well as wholesaling single and SMF properties.

What qualifies them as a real estate lawyer?  Most put that specialty out there and it means nothing.  Why do you need a real estate lawyer?   Are you in a state where lawyers handle closings?

Basic questions that "real estate lawyers" have not been able to answer.

1.  What's Piti?

2.  What's the difference between a Co-op and a time share?

3.  What's fee simple?

4.  What's earnest money?  Who holds it?

5.  What is leasehold value?

Questions will vary by property type and region.  Pick some basics for your area and type.  You'll probably be disappointed in the response.
