I purchased a home in august and renovated it and have a loan balance of $110k. It appraised at $175k. I would like to cash out refi into a rental loan or traditional loan? Do you all know of any options? Preferably ones with an ability to close quickly, and not going to affect my personal DTI ratio ?

@Jaron thanks that definitely made me think twice about what I'll do! The area is upcoming and the appreciation will be plentiful over the next 3 years.

@Jerry Padilla I acquired it using a private money loan and would like to get cashback. I have only had the property since last month, so I would likely qualify for the 75% not 85% right?

Update :

Regions bank approved me without hassle and we are set to close in 22 days. They also offered a 0.99% rate for all draws within the first 6 months.
