@Jeffery Wilen thanks for sharing. I was just thinking about this and wondered if COVID spikes again how it will impact my rental. I am new to Airbnb and began hosting in October and since have made $5/6k average for my duplex in downtown Atlanta. I am also working on a new duplex in New Orleans. Cities are shutting down due to COVID and I was becoming discouraged after purchasing and renovating the property to immediately be on hold for a few months. Should I go ahead and furnish once the renovation is complete or wait ?

Hey William,

WELCOME to real estate investing. I started off with "No Cash" and ultimately leveraged credit, 401k, and a few other resources to start my investing. I eventually built a team of sub-contractors, lenders, and I am a licensed Realtor to create the full team. You can do "Flips" with no money, but those are considered wholesale deals. I would say first discover what it is that your goal is, plan how to approach it, and execute. Take your time, listen to podcasts, and most importantly read BIGGER POCKETS LOL!!!!

@Nathan H. Hi,

Without signature the attorney will issue a 10 day notice. Upon the 10th day earnest will be awarded to whomever the contract states. As long as you terminated during due diligence you’ll be fine.
