Does anyone know how to find out if a home is vacant or occupied? I am looking for a platform or site that allows you to see if the home has active utilities or the last time of service based on the address. I interested in searching Georgia, Alabama, and Louisiana.

Hey Kirsten,

It sounds like you need to do a cash-out refi on the investment property to pay down the HELOC. This can be done using a traditional bank or hard money lender. However, this will create a monthly payment for the mortgage which could likely be more expensive than what you are paying with the HELOC.

@Todd Atkinson hey Todd I want to do it in my business name not personal as my Dti is clouded

I have just completed renovation on a project and I am looking to refinance it. I have owned it for over 45 days and has great numbers. Since the pandemic, I have been having issues finding lenders who will go up to 75-80% of the current value. I am located in GA any suggestions? I am a seasoned investor.

@Cameron Tope good point. I was thinking I could get the Heloc for the full balance to lower my monthly payment and leverage the rest.

Hi,

I want to pay off my current mortgage balance and open a HELOC to do so. Is this possible?

Ex. Open Heloc to pay off the first mortgage and utilize the rest as a resource to fund other deals.

@brian

@Brian G. thanks for sharing. Did they let you do this on an investment property? If so what documents were requested?
