Hey @Jeff Koehler.  I'm in Bartow County also.  Don't have any flips at the moment (other than a quick wholetail that isn't much of a rehab and it's in Hiram, which is a bit of a drive).  I'm actively looking for properties in Bartow/Floyd counties so if I get a flip I'd be happy to get you plugged in.

Does anyone have any recommendations for a structural engineer in the Rome, GA/Floyd County or Cartersville, GA/Bartow County area?  TIA!

@Shahid Jamal - You are correct, execution is key.  Goals are a great starting point, but it's the consistent daily actions in pursuing those goals that ensure success!  I'll be posting a link here soon to another post where I plan to document my process and progress, both for my own accountability, hopefully to help others, and also to seek advice from others on anything I might be overlooking or missing.  

@Account Closed I also battle the limiting mindset daily - books, podcasts and my faith are the things that help me remind myself it's not a matter of "Can I", but "How Can I?".  Wish you all the best in taking the next step!

@Martin Pulrang Absolutely!  I love being able to use this journey to bless and encourage others and want to be able to do that more and more.  All the best to you and your wife!

@Jayman Petel Wow, sounds like you're on the cusp.  My advice... make sure you have a big soft cushion.  I recommend 6 months living expenses saved up.  IMO, that frees your mind to focus once you do take the plunge and aren't worrying about how you're going to pay your rent/mortgage/utilities and feed your family in those first months.  Just gives you mental space to operate.  If you haven't done that, make that your first goal.  Do you already have very good cash flow?  Wasn't sure if that's what you meant, or that would be your goal, or that's what the new opportunity would provide?  Anyway, I hope this helps a little - wishing you the best!

@Courtney Warner Thank you ma'am, for the encouragement.  Analysis paralysis is a very real, crippling mindset issue.  Educate yourself enough to take the next step - whatever that looks like for you - then more education, more action, and so on.  The One Thing by Gary Keller and The Compound Effect by Darren Hardy are both good reads - if you haven't already ready them - when you're dealing with overwhelm.

@Steven Hu Thanks! 2 books that I recommend that I've read recently: Crushing It in Apartments and Commercial Real Estate by Brian Murray is good, but my favorite of the two is Multi-Family Millions by David Lindahl.  Podcasts: Joe Fairless - Best Real Estate investing Advice Ever (see @Grant Rothenburger's comment above to link to the blog/show) and The Multi-Family Legacy Podcast with Corey Peterson.  Outside of that, plug in to multi-family Facebook groups and the discussions on here. My mantra is "if they can do it, I can, it's just a matter of figuring out how" :) Hope this helps!

@Mike Bell Thank you!  I got distracted for a while but I'm super focused now.  I'm contacting brokers with multi-family listings (to establish relationships, not for listed deals) and plan to nurture those relationships long-term, sending out direct mail, about to start a cold calling campaign to multi-family owners, and networking with other investors as much as possible.  It's hard to buy the next deal after a home run, for sure!!

@Chris Villines Start where you're comfortable - otherwise you may never start!  And while you're taking action in your comfort zone, educate yourself on the stuff that scares you.  At least that has been my approach!!

@Christina Rudy How much capital do you believe you need for your first property?  And where do you plan to source your deals? Off market or on market?
