I loved the condo I was renting, and asked my landlord if he'd be willing to sell. Turns out he owns every penthouse on the 40th floor. He agreed to give me a discount if I got all three, so here I am!

How did you finance this deal?

I am approved for 85-90% of the purchase price and 100% of the rehab costs. Looking for a partner to fill the gap!

How did you add value to the deal?

I created the opportunity, put the team together, formulated the LLC, negotiated the price, and did all the research to ensure a low risk underwriting strategy.

What was the outcome?

I close in a few weeks! Just looking for that Gap Partner!

Lessons learned? Challenges?

Short Term Rentals are a whole new beast. These penthouses gave me a crash course!

Isn’t Hawaii doing away with allowing Airbnb? What is the latest STR update on the island?

So they could be showing you the proforma info on the property, as for the DSCR the reason they show that is because they know investors may be looking at it and this is a popular loan option for the investor that doesn't have a W2 job to show income for other loan options. Depends on your situation, can you show income to obtain an investment loan? How will you fund the deal? From my own investment experience in CT iv been told not to trust solely the proforma and to run your own numbers very conservatively. Then if the deal still makes sense it's a safe bet. Sounds like you may wanna go into a partnership for some help in this project. Seems like it could be very ideal but you would need some capital for improvements in order to start generating income, could rent RV space and tent space.

 Most the time you can find a hard money lender however you’ll need to put up 10% of your own money, you could look for seller financing that’s the best but a lot harder to come by.

If you find one let me know, iv heard a lot of these guys that invest money with other trusted investors tend to be doctors as well. Hit up some local real estate meetups and see who you can network with!

What would be the guarantee return for the crowd funders and what’s the risk. Things like this are what they will wanna know, but yes it’s absolutely possible to crowdfund this project.
