I personally would keep the cash, I would not pay down your loan any more then your payments due to your low interest rate that you have locked in. Keep the cash for your future deal so you can move at a moments notice.

Honestly, find some good systems to manage your property. Using a platform for leases and tracking of spending for your first year are really important. I would look into Tenant Cloud, and Stessa for tracking expenses. Honestly even my accountant was amazed with this and how it complied the expenses for the entire year. Other then that start to write procedures of new tenant intake, or when they leave. This way you keep it the same and you can pass this on to a assistant in the future and the systems are in place.

I haven’t done this personally but I’m definitely interested in your idea with the vending machines, I would probably consult a lawyer and or your CPA, they sometimes offer different consultations as well as helping with the purchase of buying or selling a business. Good Luck!

Welcome @Timothy Allen I actually choose to do a cash out refinance on one of my properties to pull the money out and be locked in at a rate, I’m aware most HELOCs have a variable rate and in this market who knows what it will do. But getting in sooner then later is always best. Analyze deals constantly till you find the right one.

I’d almost get a cash out refi or heloc. If you did a cash out you could toss some money into a syndication deal and earn passively better interest, you can actively invest in your own property or you can find a deal where you can be a silent partner in the deal. Many options out there maybe check out a local real estate meet up in order to network locally.
