Advice or Referrals for RE Investor Partner(s) - 50/50 ownership
I've identified a few properties of interest as I work on finding my niche (commercial RE/multifamily RE) and don't have ample resources to acquire the properties at the price points I'm looking at $500k - $5M. I've explored the notion of seller financing or carry and have seen some sellers offer up to 15% in seller financing/carry. I'm looking for a RE Investor Partner(s) to cover the downpayment for agreed-upon deals and am looking for the following terms.
Downpayment covered by partner
80% / 20% payback to partner until downpayment and agreed upon return are met (80% FCFs to partner, 20% to me)
50/50 equity and cash flow split after this threshold is met in perpetuity until agreed upon sale.

You would want me to give you $200k on a $1M property and presumably back an $800k mortgage. In return, you would give me 50%?
Thanks for sharing your thoughts on this Blaise - please allow me to clarify. I've worked on 3 deals before in a lower price range ($300-$600k) and am looking to scale up with someone who doesn't have the time to look at or analyze deals (given I bring that to the table) and allow them to partake in the tax benefits as a high income/high net worth individual through cost segregation studies. What I am lacking is funding, which is why the investor/partner would get paid back an agreed-upon return on top of the downpayment that would be 10-15% seller-financed, meaning they would only need to supply $50k - $100k on a $1M deal and be paid back a 10-15% return before the equity and cash flows would be switched to 50/50. After this period I would intend to refinance and buy out the partner to give them their capital back. Essentially a hard money loan with a longer time horizon than a few months, but I'm looking for guidance as to how I should go about this. Any help/advice would be greatly appreciated!
