Welcome to BP @Peter Pezzano !  Im also a realtor and have my 1st multi, looking for 2nd and as you know the market is crazy right now.  Harder to find the deals but many still cash flow. Good luck!

Def could be! Make sure you have seen it and estimated repair costs thoroughly.  If you have to do complete rehab on 3 units, could get quite costly.  I believe in action so just put an offer in and do a thorough inspection and due diligence! Keep us posted and let us know if you need any help.

Aloha Corey, Im assuming you are buying as a hold? If so, you want to know your cash on cash return. If the building wont qualify for a conventional loan, you would have to purchase it in cash which shouldnt be a problem if you were going to BRRR it.

You also want to check the property tax records to see exactly how many bedrooms it really is.  Just do your due diligence and then make an offer contingent on inspection. Multis are hot in Mass right now so dont take too long.

Yes, even if you create a fan page and get 100 people to like your page, when you post on your own fan page , not everyone will see your post.......unless you pay.  As Doug said, you have to create a funnel to push your leads to sign into your email list, which they need to opt in. A lot of work in the beginning but once its all set up (your funnel), well worth it.

@Russell Pitts , I was advised by my "buy n hold" mentor to create an LLC for each property. My first 2 properties are in my personal name but I am in the process of creating an LLC for my next Multi property.

Aloha John,

did you have to do any repair to the foundation or termite damaged wood?  I have a potential deal with some extensive termite damage thats already been treated but the support beams and floor will need some repairs.
