Aloha Jonathan and welcome to BP! I was born and raised on Oahu and became a Realtor for my own investments and to help family/friends. It is rare that you will find any positive cash flow but if you can find one where you are paying your mortgage instead of rent for 2 + years, along with Hawaii's aforementioned appreciation, you should make some money if you plan to sell. I helped a buddy use his VA to buy a 2 bdrm condo near Schofield and after 2 years, he was able to find a renter to break even and he is going to hold. In 2 years (he bought in 2014) his property value went up $50k and now he is going to use the equity to purchase a multifamily in MA which can cash flow. Legal multi-family homes don't exist in Hawaii and the price of land is just to high to cash flow.

I too had to go to the mainland for cash flow buy and hold properties.  Let me know if you have any questions about any of the areas. ALOHA!

Thank you for the welcome ! Yes I have been listening to podcasts and doing a ton of reading. Ill be sure to get to the next event so I can start building my team.  I have tons of connections in Hawaii but not quite here yet. 

Yes the Restaurant business did consume my life as we all know about 18 hour days but now in Year 15 with 3 locations, running smooth so far....relatively :)  I just know that Real Estate is the way to financial freedom.

Aloha everyone, I am a restaurant owner who has freed up enough time and money to now be investing in real estate. I am from Hawaii and own 1 rental property there.  I also now live in Boston MA (yup it gets cold), survived the winter of 2015, and have purchased a 3 family property in MA.  I am a realtor in both states and now am wondering what the best next step would be.  I am leaning towards another 3 or 4 family property since cash flow is pretty good.  If the right juicy flip came around, of course I would do that but they seem hard to come by in both MA and Hawaii.  I will be reading and listening to a lot more information on BP!
