Hi,  Located on south shore, Mass.  Bought a flip, inspected it myself,   i missed some termite damage in the corner of the garage. Main house is good. Anybody have cheap/reasonable termite peeps around here?  Termites are gone now, quote from  Terminix was $1500 and they want to marry me for $400/yr every year after the spray,  lol

Buy some termidor on amazon, mix it per instructions and treat the slab around the house.  After you replace the rot (if you do), you can buy a termidor foam spray that will spray a treated foam into the wall as well.

They'll charge you 1,500 dollars for a job that would cost you ~50.

They probably use the same stuff and it's supposed to be effective for 10 years.
