Hi everyone, 

Does anyone have experience near CSUN (California state university, Northridge? I want to buy a single family and rent out by room, preferably to students. Is it easy to rent out there? Other than students, who are the renters there?  How much is the rent per room with shared bath and room with its own bath? Do you think it would be a good idea?

I found many information about illegal ADU. But What are the consequences of violating the owner occupancy rule for ADU built before 2020? Has anyone heard anything? Are there a lot of lawsuits against it?

Hi everyone, could someone shed some lights on this issue? It has been bothering me. 

Does the lift on owner occupancy applies to existing ADU built before 2020 in East Palo Alto or other cities other than San Jose? If it does not apply, I am wondering if I extend the existing ADU from 400 sq ft to 500 sq ft, does it make the ADU qualify for the new rule? Could you point me to the right direction or person to solve this problem?

Yeah, @Andrew Galambos has it right. SB-13 came into effect earlier this year which remove owner-occupancy requirement at a state level until 2025 I believe. Might have to work with the county if she signed a deed restriction when the ADU was permitted stating the owner-occupancy rule... not sure if that needs to be officially removed or not.

My aunt has a ADU in East Palo Alto that is rented out. She has to move out to a different place in few months and I am wondering on how she can rent out both the main home and the ADU legally or her only option is to sell the house.

The city has an owner occupancy requirement (either main home or adu).

Hi everyone, 

I am considering buying a single family house in the Berryessa area near the Regional Medical Center and rent out by room or segment into studios and then rent them out. I looked at some apartment apps, Craigslist, and rentometer. It  does not seem like a lot of people are renting out their rooms in that area. There are some apartments being rented out. 

Does anyone have experience with that area? Is it hard to rent out in that area? What kind of rent can I expect with a single room with shared bathroom and a master room with private bath?
