How is the rental market near CSUN?

Hi everyone, 

Does anyone have experience near CSUN (California state university, Northridge? I want to buy a single family and rent out by room, preferably to students. Is it easy to rent out there? Other than students, who are the renters there?  How much is the rent per room with shared bath and room with its own bath? Do you think it would be a good idea? 

Any input and insight would be very appreciated!

@Jin Zhang Student housing in Covid is struggling. If you are betting on when it comes back - sure. But keep in mind, its also a tougher rental to manage remotely. You will need a good property manager.
