Post: What's the biggest challenge(s) you have as a wholesaler?

Hey Everyone,

I'm doing some research for a program I'm working on and would like to ask everyone the following question.

What's the biggest challenge(s) you have as a wholesaler or starting out as a wholesaler?

Here are some suggested answers but feel free to add your own and expand:

1. Finding qualified buyers

2. Finding deals / motivated sellers - also finding owner's contact info/skip tracing

3. Talking to motivated sellers

4. Working with contracts - where to get them, which one's to use when

5. Analyzing a deal - finding comps, calculating ARV, estimating rehab costs, determining if it is a good deal

6. Managing everything - using a CRM, managing my leads, managing my lists

Any info would be greatly appreciated.

Hi all, I work for a decent sized real estate investment company in Atlanta, GA. We are starting to see an obvious change in the market I am sure we are all aware of. I am mainly trying to gain a little knowledge on how some wholesalers are dispoing their deals. We have seen it become harder and harder to sell these deals. Over the past 12 months we have mainly been selling to hedge funds both local and national. How are you guys selling your deals with the dip in demand? How are you combatting both off and on market sales with little inventory? The buyers I have been working with were paying up to 110% of a properties value but have since shrunk recently as I mentioned.

@Cooper Almire There is always a demand for good deals. focus on getting good deals.

@Ana Franchi what are looking to accomplish? Are you looking for short-term or long-term? Do you need cash on cash return or ok to wait for long-term equity growth?

Hi Everyone,

I have been on this forum for quite a while and got all the motivation to start real estate investing from here. I have finally saved around 50k to start investing in real estate. I live in California but I want to invest out of state to get a better deal. My aim is to achieve financial freedom through real estate and make atleast 3000$ with a few real estate investments I make.

If there is anyone who was in the same position and achieved what I am planning to achieve or can help me please let me know.

Thanks in Advance

Can you clarify? You only want to make $3K?

Hey @Diara Campbell

Like most new investors, don't be in too much of a hurry to acquire or own real estate. This causes you to buy overleveraged using different financing strategies which allows low down-payment, fr example.

There are lots of income-generating real estate strategies you can use to build up your investment capital. I would also look at getting additional capital to allow you to purchase much larger properties.

hey guys so I found a duplex and I crunched the numbers and it would cashflow about 6,000 for the year and about 11% cash on cash return. I'm really interested in it but I have no money and Ive reached out to close ones and nobody has enough to be a private money lender. What should I do?

@Alex Sanchez Post it in the classifieds on this site. Also, make sure your numbers are accurate. I think this site has a calculator that you can use. Make sure you are conservative with your rents and overestimate your expenses. Make sure you allow for management, maintenance and vacancy. Usually it's about 5% each.

I've been educating myself on the different real estate strategies to getting started. I live in NYC and wanted to do house hacking, but realized that houses are too expensive for me here. I visited Philly especially North Philly, and noticed that I could do a BRRRR, but realized that my return on investment would be less than doing a house hack. Reaching out to see what are the best real estate strategies in Philly that would be inexpensive when starting out. Thanks in advance.

Do wholesaling until you earn enough to invest.
