Best Real Estate Strategies That Requires Less $$$ Upfront

I've been educating myself on the different real estate strategies to getting started. I live in NYC and wanted to do house hacking, but realized that houses are too expensive for me here. I visited Philly especially North Philly, and noticed that I could do a BRRRR, but realized that my return on investment would be less than doing a house hack. Reaching out to see what are the best real estate strategies in Philly that would be inexpensive when starting out. Thanks in advance.

BRRRR is not about your return on investment. It's about creating wealth and owning a property essentially for free that is going to pay you forever
