I would recommend Attorney Larry Keil - he is out of Simsbury/Granby iirc. He did my personal closing on my house and was great. 

@Patrick I am not familiar with that market well enough but from the research I have done that sounds like a deal provided that the numbers work. Experiment with calculators here at biggerpockets.com!

@Account Closed - I actually know the owners of that property and the other 4. I am not sure how well you know the guy interested in buying the properties or what he is going to pay for them. I got that same packet you did.

@Account Closed  long shot. Although we don't know each other personally if you haven't cleaned the attic yet I would be happy to help you do it as I have a truck - I would just ask you buy a dump pass for the day. Getting to know fellow investors would be great and it would be great to talk about Cville. My parents used to own #2 the green. 

I will be there tomorrow - winter time is difficult as I don't take my truck on the highway often - I now have a dedicated winter beater so I should have no issues making this one or the following ones.

I have some family in Watertown - nearby Waterbury. As some people have mentioned it is really a case by case basis.
