I have never heard of Dorset Crossing, although I do know where it is. They are developing in an area that used to be tobacco farms. Nice area just outside the "center" of town. It is not in a bad area. In fact I would say it is a nice area. It is well enough to do that I am not sure there is a huge market but I am betting it will do well. If you don't mind would you PM me the REIT? I might like to invest.

I think it ebbs and flows - in my market a well priced multifamily was under contract in just under a week. I think the worse the storm is the more I will buy.

I am familiar with the area. I was born and raised a few towns over. What would you like to know in general? Simsbury is definitely a nice area - although there are some areas that aren't poor just perhaps not as nice as the rest of town.

I am a big guy for paying down debt - however if you don't want to do that you can stick the money in a Netspend or Brinks savings account they pay 5% interest on the first 1000 dollars in them and in total you can have 6 accounts. So that is a solution for 6k the rest you could invest in a index fund as some other people suggested!

I have my emergency fund set up in a Netspend account - it works really well. If that interests you I can send you a link that gets us both 20 bucks for free!

I think it is obviously a personal thing. For me I did not have a ton of debt and currently house hack - I am now debt free (aside from my house note) and waiting for the market to change around me and build some more cash reserves. 

As an investor you may deem that it is more appropriate to take on more debt (real estate) in order to pay your current debt down and then some. 

That is basically a 2 second version of my thoughts - no matter what you choose there is no wrong way. Just remember if you really want something you will find a way to make it work!
