You'll have to talk to specific lenders to see who will consider Airbnb income. Take a look at Visio or Host Financial for STR loans that are based on projected Airbnb income.

Hi @Bryan Calzadilla, I househack in Seattle with my partner in a 4/2. It’s a 2/1 with a 2/1 basement unit that has a W/D and kitchen so essentially two complete units. The expensive markets will usually work better with an Airbnb or rent-by-room househack which is what I did previously in San Diego. Biggest challenges were finding a house that would work and learning how to run an Airbnb. Happy to connect and chat further!

@Austin Woodland welcome to BP! I'm Canadian but I've been in the US for a long time, that counts right? :) Our STR is not in FL so I'll just comment on processes. We started with the books "Optimize your AirBnB" and "The AirBnB Playbook". We did some research and ended up using SmartBnB for messaging and Wheelhouse for pricing. We haven't tried other platforms but so far these have been working great. Happy to chat further!

Hi @Maxwell Wuensch, are you having trouble doing price or rent comps? In either case, the remedy to market knowledge is talking to more investors and RE professionals (PMs, agents, even contractors can be a great source of info) in your market as well as reading whatever information you can on the areas. You will hopefully find that when you learn what is important when analyzing properties, you will feel more confident and overthink less. Have you tried the OOS Indy Investor facebook page?
