@Account Closed, most of the time it means the person is deceased. I'm in California. It may not be in probate just yet. The tax assessor places "estate" next to the name of the person once they find out the individual has passed away. You could try mailing the address as to where the tax bills are going, probably the heirs. I specialize in probates and quite often the relatives have not paid anything and some heirs may not be local. I've found family members out of state who had no idea property was going to be sold for delinquent property taxes.

@Tejas Kotecha I agree with @Tobias Falzone, offer cash for keys first. Sacramento rental market is very HOT right now, it would make it difficult to find a new place for the previous owner.

Also just approach him in a calm matter and say "I just want to help make this process easier, and I understand it may be a little difficult, I'm not here to be an a**hole."

Very non-threatening, heck I'd want to talk to you if you approached me in his matter :-)

@Victoria C. Interesting! It sound like you are interested in the business aspects of airbnb. . Does the tenant still live there? You mentioned you don't have the time to manage but somewhat are interested and it made you feel good about all the reviews the tenant received. We rent out properties for airbnb WITH the homeowners consent. Sacramento allow short term rentals, but you need to have proper license from the city, which we have. Most of out clients are business professionals, traveling nurses, tech companies, ets. We are also branching out to other areas. Pm if you have questions.

@Cody DeLong, Yes I would contact the daughter. How was the title taken, are they joint tenants, tenants in common etc? Depends on the deed. The daughter may have also have an interest in the property by law.

@Nolan M. In addition, just so you are aware, if anyone has any  liens from creditors and they are included on the paperwork, these will be taken out of the sale. Reducing how much money heirs will receive. Had this happen before. For instance, child support is a big one. Anyone can sign a waiver to inherit. Depending on which estate is filed, you may be able to avoid it. You can pm me if you'd like.

@Craig Stasnbury sorry to hear of your lost. Has the property gone through probate, or in a trust? Is the deed clear. If she has passed away then I would be concerned about that. We do probate deals all the time and I a partner in PA, so I am interested.
