@Kevin Moore Simply walk in to your local county recorders office and look to see if a new deed has been recorded under the deceased persons name. First you'll have to go to the county tax collector to see what name is listed.

@Account Closed In addition either NW or SW good rental for sfh or multi. Eastide you will find better cash flow. I have wholesale properties on the Eastside often and specialize in probate and I see the difference in price, spread, roi and cap rate. However some parts of the Eastside are not so great. Try section 8 tenants for rental guarantee if you are concerned about the rougher areas.

@Alex Gallardo Yes you can. I have bought from a family trust before and in addition they sold the other 4 to me! Contact the Trustee of the trust or mail a letter to the address where the tax bills are going.

@Justin F.What about Thunder Valley Casino, it did not impact Roseville or other property values much at all in my opinion. Same thing.

@Quinton Childs As I said earlier, of course you can't say definitely he'll take your offer or level of motivation until you meet with him, but if the repairs are extensive you need to make your offer accordingly. Make sure your numbers are on point.  I specialize in inherited properties and probates, 15 years. Just because this is the asking price does not mean it is the accepted price!
