Hello BiggerPockets family, I have a question that I’m looking for answers too. If I’m computing my comps number and cannot find houses that’s in the subject property couple block radius; can I then uses other properties thats futther out? Or would that be inaccurate??

I'm on the hunt for my first Buy and hold house in a college town. I plan on getting the property doing the necessary repairs as needed and then renting it out to tenants. How can you get a house under contract and have your end buyer cover your earnest money deposit? Or is that even possible?

Just looking for some insight on how to approach a flip deal on a property on a house that an actual home owner is selling. Would I approach this deal as if it's foreclosure? I'm looking insight from some seasoned investors.
