Albuquerque 40 unit help needed

Hey BP

I'm an investor here in Colorado, and have been partnering with @Tesfa Measho to get a 40 unit up to speed and occupied/performing. 

Does anyone have recommendations for a really good property manager in the Albuquerque, New Mexico area? This PM should have a track record of managing 20+ units. I'm looking to not skimp on price in order to find the one with the most integrity. Looking for someone I can trust.

2nd- This could be a part of the property managers skills or someone separate. We would like to spend $5,000-$10,000 on promotions, marketing, signs ("under new management", "first month free/$99", etc) in order to change the atmosphere and get a new influx of tenants. 

Also I will need a good roofing contractor that can handle a big job.

Other specific sub contractors I will need would be a plumber, and electrician. 

I look forward to everyone's recommendations. So glad to be a part of this website that helps each other like this. Let me know how I can be of service to anyone. I am happy to offer advice and my specialty is fix and flips, lease options, finding investors etc. I would be happy to meet up with some of you guys when i come into Albuquerque in a couple weekends.
