Not that I know of.  Gulf Stare Home Buyers was hosting one, but it's been almost a year since they held one.

Hello Earl, The market is hot here in Baytown.  I've been looking for a good deal but they're hard to find.  I was beat out on a couple of offers and all others are just too close for comfort.  I've been looking hard for the last few months to get my first flip going, but I'm actually having to change course.  I should close on a house in Beaumont next week, but my daughter will be living in it and we'll get her a roommate while she goes to school there.  So that's gonna put a big dent in my funds.  Once I get her situated, I'll have to look into hard money or a different course of action.

@Mercathea Hughes I'm looking for deals in Baytown.  If you come across a distressed property and would like to wholesale it send it my way.  I'm really focusing on the older areas of town.

@Gabriel Ayala I'm just trying to get started, but there is a REI meet up in Baytown hosted by Gulf State Home Buyers. They primarily focus on the east end. You should come to the next one on Dec. 6th. It's great to meet and network with others doing deals on this end of Houston.

What would be your exit strategy should you not be able to rent the home?  I think you should have an least one alternative exit strategy regardless of what you plan to do with the property.

I'm working on my first campaign and that is a great point you brought up Cal.  My farm area is also predominantly hispanic and now you've got me thinking.  We'll be doing the mailings in house, so we might just follow up with a letter in Spanish to all the Spanish surnames.  Great post, thanks!
