Tough to say but 45-50K is my guesstimate.

@Matthew Williams you are correct about a lot of the meetups. I haven't been to very many because I work shift work and most of the events are on the wrong side of Houston for me.  Wholesale Nation has an event for wholesalers on the first of the month.  It's an educational one but the aren't selling anything.  Jet Lending has a huge event with a lot of sponsors/vendors and speakers.  Both of these don't really sell anything.  Prosperity Real Estate Group has one as well.  They provide good basic info and that leads to their 3 day seminar which is actually really good.  They also have a few sponsors at the event.  AC and his fiancee are both good honest people.  Are you investing from Cali?

With all due respect and with no knowledge of the whole situation, like someone said this all sounds so fishy.  If you're trying to help Grandma out, why not let her get an agent and let her get as much as she can out of it to give her a cushion for this latter part of her life. I mean even if the house is only worth $100K she's losing out on $30K by selling it to you.

What about contacting an estate sale company?  Maybe they will be it all or know of a person or company that can handle it. Another one could be those that buy storage units.  This is kind of like that.

I'm not saying that's a bad idea but that's time consuming.  You could do that virtually.  Almost all listings have plenty of pictures.  I agree with @Ryan Ingram.  Start marketing, talking to sellers, and start running comps on practices for practice.

Weslaco and Mercedes are small. You might be better off searching for RGV or Rio Grande Valley investors

 Yes.  That's the downside.  But by the time I'll be ready to sell I should have recouped my initial investment in rents.
