Hey Danna,

Looks like it's been a couple weeks since you posted this.  Hopefully you got them under contract or still negotiating.  I would assess them individually and figure out a good offer for each one and then also give him an offer with a deeper discount to you for all 12 at once.  Good luck and give an update

I hadn't needed to Screen any tenants recently but I had a tenant move it out and need to.find a good website. I previously used cozy but they are no longer around. Thank you.

@Mitchell Brown Beaumont should get you close to 2% which means you should be at 2000 to 2400/ mo rent. Of course there are other fa too suave as if it's a full rehab and work was done good then your cap ex should be low for a few years.

Is this property listed or how did you come across this deal.

A deal with a house and apartment and only 10K in repairs doesn't seem right.  Are they both currently leased?  Is the deal in SETX?  This isn't Houston or another market.  What would be a great deal there might not be such a good deal in certain areas of the Golden Triangle.  If it's really 2k/month then get it under contract and wholesale it.  At least you get something out of the deal

Wholesaling is legal in Texas.  Lots of investors doing it
