Help Me Estimate a Renovation

Posted

Hi all.  I'm about to do a rehab on a 1,000 sqft 2 bed 1 bath single-family home in Spartanburg, SC.  We'll be taking it down to the studs and not moving any walls.  I am trying to get an idea of what I'll spend to help me make some educated guesses for what my cost MIGHT be.

I know I will need actual estimates to make my final decisions, but I still want to hear from you. I want to have a conversation that might help as I try to begin this process.

So, if you have experience in any of the following areas, please give me a number or a range for what you think my renovation costs might be on a 1,000sqft house with a moderately affordable contractor.  Here goes!  ...

1. New electrical

2. New roof.

3. New plumbing including the drainage to the street.

4. Minor mold remediation.

5. Engineered Hardwood throughout

6. 8 New Windows.

7. Sheetrock (no vaulted ceilings)

8. New bathroom (rental grade)

9. Kitchen remodel (rental grade)

10. New siding.

Thanks so much!

Keith

This is the blind leading the blind. At the end of this, it's not a matter of whether you'll have a pot to piss with, it's whether you'll have something to piss with.

If you tell me I should be more constructive...you don't need constructive. You need to be told to avoid this kind of stank lunacy now or you'll regret the day you were born later. Get a real estimate. Plan after that. Don't look for clarity on the cheap.

We're in the middle of a national public health emergency. Do you have a crystal ball telling you how case numbers will rise and fall, what measures South Carolina might enact during your renovation? Are you prepared to handle coping inside corners yourself if your trim carpenter comes down sick with the Rona and sets your renovation back two weeks?

You are just piling uncertainties on top of uncertainties here in this renovation, hoping to muddle through perhaps using the laws of attraction and maybe harness the power of positive thinking when things go sideways. Renovations do not respond well to wishful thinking.
