Im a Tenantcloud user and I think it's a great value.  At $9/mo, you can gather tenant leads online, screen tenants, sign documents online, collect rent payments online, message tenants through the app, and much much more. There are Automatic late fees that collect and email notifications to tenants when rent is due.  So many features.  I self manage so it's such a helpful tool.  And you can always upgrade if you decide you want to hire a prop manager(s).  Recommend it 100%!

Hello BP, 

I have done a couple of deals with a local PL who has about $150k to lend me on deals.  He wants to be on a 1st mortgage which is fine if I find a deal that is around this price or a little more ($175k max) if I put some skin in the game.  

My question is, how would you get more creative with this? Am I limited to only buying deals at this price range?  

The goal for me is to buy small-med size multi family properties but they are in higher price ranges $200k+ 

I would like to use his funds for down payments and/or rehab funds to buy these bigger deals.  But since he want's to be on a 1st, i'm not sure how to approach him with this.  

Any suggestions?

I forgot to mention, I am an S-Corp.  Does this have implications on whether I can have this set up with one online subscription?

Thanks @Dan V., that seems like a great way to keep track! Especially since there is a limit for classes in the Plus version (40). I dont think there is a limit for subclasses.

Thanks @Ryan Daigle, Yes I'm sole member of the LLC.
So would I need to set up a class for my LLC Business expenses as well as classes for the rental properties?

Hello, 

I just signed up for Quickbooks Online Plus, and I need some help regarding the set up for my LLC (flipping) and 2 rental properties (personal name).

The cleanest way from what i'm hearing is to set it up as two separate businesses.  But that means I have to purchase another subscription.  I want to avoid having to pay for 2 subscriptions.  

My rental property account has its own separate bank account or course.  

Is there a way to have my LLC account, and my rental property checking account together in the same QBO and separate expenses with classes?

I haven't used them, but I hear they produce great results.  They are based out of Costa Rica.  It's $20/hr with a minimum of 20 hrs a week.

Its pretty tough wholesaling houses that are in great condition. From the comps your giving it doesn't sound like a deal. Find out why he is selling. Sense his motivation. Use the MAO formula to plug in the rough numbers and just make him an cash offer based on that. And remember to follow up!
