when I was aggressively buying timber lands in the NW.. I had my own telemarketers who came into my office with my supervision 2 nights a week when they got a hot one they handed the phone over if they needed help or the set the appointment for my partner to go out and cruise the timber stand..  its very effective in certain settings..  we did a little direct mail but 90% of our leads came from our telemarketing.. under direct supervision..
