Post: Seller's Lawyers are Ruining my Deals!!!

So far this is becoming a trend. The last two deals I tried to put together have been ruined by the Seller's Attorneys. Reason is because they are telling the Seller's they are leaving money on the table and can get more. How do I get around this? I tried to explain to the Seller's, "Well your Lawyer hasn't seen the house so they don't know the situation" but they don't want to hear that from me. Of course they are going to take their lawyer's advice over mine so I guess im up the creek in this matter. Help! Has this happened to anyone? So far, I've put 4 deals under contract and ALL have fell apart. But im being persistent and I will get my first deal soon!!!
