As @Devin James said, right now for you is a great time to learn and network. Since you 

1. Don't have a full time income

2. Don't have a lot of time as a student athlete with a part time job

3. (I'm assuming) Don't have a lot of experience already

getting a loan from anyone other than a friend or family would be next to impossible. But you can and should definitely prepare yourself for when you do get a full time income

As @Fredy Sandoval alluded to, we would need more info to give you relevant tips. I assume it’s a multi family. Would you be willing to move in? Have you already talked to a lender?

Started off as a teacher. Not too proud to say that I was a little insecure about how much I was making compared to individuals with similar levels of education. So I started digging and discovered the awesome wealth building tool that is real estate! My first deal a little over 4 years ago was a house hack. I don't yet have a clear vision of where I want to end up but I know I want it to end with me being financially independent.

I’m sure you know this, but ideally the new build premium would be less than the price of repairs over the long term. It may be worth it to ask the seller to purchase a home warranty just in case. That may be overkill though

As @Taylor Dasch stated, a simple call would suffice. You should also have your ducks in a row as best as you can, as potential buyers may ask for rent rolls and leases

Check your local laws and document everything. I believe in Texas, for example, it is law that you must, without penalty and immediately, let a person who is a victim of what’s called family violence out of a lease.

Do your due diligence when buying properties with tenants. Many times, landlords sell properties with tenants for a reason.

As @Lucia Rushton has stated, it depends on many factors. I don't recommend going out of your buy box based on schools in Fort Worth. At least a couple of the high schools have a very marked population of both the Haves and the Have-nots. Arlington, Mansfield, Saginaw, White Settlement - sure. But probably not Fort Worth if you're not too sure of the area. If you want to talk more in depth you can PM me.

I’d tell myself to go bigger. Now that I can accurately assess risk within real estate, I know that when I started I could have tolerated a lot more
