Others may disagree, but not cash flowing sucks. It will probably suck more in this economy. I'd bite the bullet and put down the 40k.

Thanks I see you are in DFW, I heard DFW is a great market.

 DFW is a good market. However, like many others, it is not easy to cashflow right now. You definitely cannot get much for <$100k up here.

I see you're in Houston. In Houston proper, it is possible to find something sub $100k, but as Theresa stated, it will probably be a low-quality rental

You may want to talk to a lender first to make sure you can qualify for anything with your irregular self-employed income.

Welcome, Jessica! The information is still good but you'll probably find that everything the podcasters describe is generally harder nowadays. Finding a cash-flowing rental, a flip that you can purchase for 70% ARV minus repairs, BRRRRing, and other techniques all require more effort now than they did pre-pandemic.

Your best bet will be to find someone willing to cosign who does have a steady 9 to 5 job. Otherwise, not many lenders will want to take that type of risk.

This would depend on who the investor is talking to. A seller? A bank? A potential partner?

You could do a house hack plus what I like to call "house hustles" such as leasing out space on the Neighbor storage app or leasing out your pool if you have one on the Swimply app.
