Advice for First Rental Property

Hello! We are looking at properties that already have tenants. I am wondering how that process works (lease, rules etc. that are already in place from previous owner). Do we write a new lease and have them sign? Do we finish off their lease then make a new one? 

All advice is welcome :)

Do your due diligence when buying properties with tenants. Many times, landlords sell properties with tenants for a reason.
