I can empathize to some extent. There's still some sellers/realtors who are operating at the peak prices we saw months ago, and not willing to budge. They'll come down after 5+ weeks on the market. Just gotta be patient

Don't want to beat a dead horse as it has already been mentioned but putting money that you'll need relatively soon into stocks is generally not recommended. Like @Brett Deas said, use a high yield savings account.

I'd recommend getting on the city planning email list. It'll show new development incentives, area renovation plans, and other info that may be pertinent in your real estate journey

Real estate is a people business, and there's really negligible harm in letting him move out a month early after being there for years. As the previous post stated, the key will be getting something solid and certain agreed upon by both of you, maybe even in writing.

2-3 months is a good amount of time to find a local agent. If you'll be moving around this time next year, you may want to make sure to either be completely done with your taxes before starting the lending pre-approval process or just putting of doing your taxes until after. Your lender will most likely need your tax returns from the previous two years and you don't want to muddy the approval process on your first time.

This is just personal preference, but I'd go for one at a time as a beginner. I'd want to get my systems in place to make sure I have success moving forward. If I needed something fixed, I'd rather have that spare cash than have all of it tied up in the asset.
