Meeting with the appraiser
Would it be way too weird or inappropriate to take the appraiser out to lunch to pick his brain about what would make the biggest impact on the ARV?

@Sebastian Lee As long as you don't have a pending deal that this particular appraiser is involved with, it should be OK. If you had an active deal with him it would be considered a conflict of interest and may even subject the appraiser to discipline if it became known.
I've had informal chats with appraisers and have found them immensely helpful.
