Interesting about the patching....how do you go about doing this without disturbing the abestos, do you cut/sand into the abestos to work the patch in?

Hey Brandon! i was wondering what you found out about the abestos siding?? We are under contract for a house with the exact same numbers and it also has the abestos siding! we found in our area you can put siding over it and that is what we were planning on doing although it doesn't sound too expensive to get it removed.

Hey thanks Roy! I think we will look into the gas conversion. I think I have read a bout a fairly inexpensive way here to convert from the oil to gas. We do have a gas line in the house already and hot water radiators so I am hoping it wouldn't be too much. we are also doing new windows.

We have an older home we are going to rehab, it had a new oil furnace put in in 2006; however, with oil not being near as efficient as gas do you think it is worth the money to switch? This is a flip. I am unsure what potential homeowners might think if we just left the oil. Will it take a lot longer to sell? Anyone have experience with this?

Welcome! We live and work in Easton and area! I think there is a lot of opportunity, you just have to know the areas and your comfort level with them. All in all i think there is a lot of urban renewal going on....and I think good investors can bring a lot of promise.

I think I see where you are coming from...but we would only be taking out 20k profit not 60k...or am I misunderstanding you?

it will be worth 150-160k after rehabbed, it is a very good location for renting ,a good college town,and considered a prestigious area. it would be a good rental. Elementary/high schools are average.

If we got it for 40k would that make it a much better deal? I am curious because I know we can get it for close to 40k but I have been considering wholesaling it for 60kish if it is a good deal for the end buyer. I don't want to have a rap as a bad wholesaler if its not a good deal.We were going to flip or use it as a rental before I considered wholesaling it. Thanks!

need a little help figuring this out as i am still new. let me know if i forgot to consider something. These are just some raw numbers, so if someone could help me make a little more sense of them that would be great!!

Location: Awesome, right in front of ivy league collage gates

Cost:65k

Rehab for rental: 50k ( it is a mess and needs a lot of work,but after this all major repairs will be done)

Rents for: $1200-$1500 month

Property taxes: $2800/year

Probably pay cash at first and later refiance out.

Any insights would be great!
