@Joey Morea I'd love to hear more on your 'theme it up' theory. While this is what I already had in mind as well I'd like to know about why you have that stance/what you've seen.

@Mike McKee & @Alice Horn can you tell me how long you've had STR in the Orlando area and what made you pick that area? Do you feel the market is too saturated to try and get in now?

@Keleisha Carter is this something you still plan to pursue?

Love this post! Great info all around. I am a born & raised Texan, like most all Texans I love my state and I highly recommend it. However, San Antonio I am not a fan of. That's just my personal opinion. Austin is beautiful, in some places it doesn't even feel like Texas because its that pretty. I have lived Houston for the last 6-7 years and love it as well. If you wanted to look in some outlying cities there I would suggest Spring, Cypress, etc. BUT like others mentioned it is a hot market with no signs of slowing down, but not impossible.

@Nicholas L. I agree, seems way overvalued. In areas where I could buy a 3200 sq ft home with pool and garage in a nice area for $350k just 2.5 years ago is now laughable for that price for the same home. Its hard to find what most would consider a 'starter home' for less than $250k it seems. Though of course it depends on area.

If shes been doing it long enough to reflect on W2 I would do it. How much is the collection account? My only concern would be why hasnt she paid it off (even if it is Mom's)?

I am curious to know what everyone thinks/feels about many people waiving inspections during a home purchase. I recently elected to waive an inspection (was written into my offer) on my main residence purchase and I dont want to ever do it again. I know lots are doing it to get in edge in/be more attractive to sellers in 'hot' markets (thats why I did it anyways) but I am hoping this isnt a trend that continues. Do you think a law will be put in place eventually to require it? Maybe a lender requirement? Just curious.
