Hi Raza,

I manage multiple weekly vacation homes throughout southern Delaware. These homes are primarily seasonal with guests staying from May - September. Sometimes I am able to rent out these homes during he winter months too. I would recommend Rehoboth before Dewey. Dewey is popular amoung a younger crowd which tends to create more damage to the home.

Hi Charlie,

Make sure your property management company has done a walk thru of the home as stated in your contract. You need to make sure regular maintenance has been taken care of such as batteries in smoke detectors, outside hose bibs are turned off in the winter and air filter has been changed. 

Raising the rent is clearly your choice. If you are happy with the dollar amount and the tenants have always paid on time, then why mess with a good thing. If you do want to raise the rent, only do an increase of $25.00. 

I own a property management company in Delaware and this is what I would recommend to my owners. Pull rental comps in the area. Rents are really high right now, so doing a small increase should be fine.

Hi Zachary,

I manage multiple properties in all those areas. Some are long term and weekly vacation rentals. The average monthly rent for a long term down there is approximately $1000 - $1300 depending on size. Vacation rentals can profit from $15,000 - $50,000 depending on size and location. I like managing both kinds. The kind of work I do is very different for each type. Vacation rentals are a lot of work, but it's for a shorter time period throughout the year.
