Hi Jonathan,

I think this will be a great opportunity for Delaware investors this year. Home sales are still moving due to low inventory and there is a high demand for tenants to move into rental homes.

I feel any long term rental owners that were managing their own properties and thinking of selling soon will now be frustrated with their tenants due to the recent circumstances and will be unloading their properties once this is over. It's a great opportunity for new investors to get into the market since sellers are nervous about the economy and would be willing to accept low ball offers. Just my professional opinion.

I am an Realtor in Delaware at a 100% commission office, but I do pay a large office fee per month. These types of offices are for seasoned agents that can make the numbers work. This is not the best type of office for a newbie agent unless you find a mentor willing to work with you.

   As for multi units in the city of Wilmington. There are currently many units available in the area. I have noticed the rents are listed a little low. I recommend finding a Realtor that works regularly with investors and a property management company that is familiar with local rental amounts and city regulations. Remember it is okay to look at properties with a realtor and a property manager at the same time, if you're unable to find one person that does both jobs.

Hi Cassandra,

We also looked into this plan for some of our investors. The map I saw online was different from the map my assistant found after calling them. If your interested in a property, just make sure to call them and verify the location.
