Hi Domanique,

You will need a Property Manager located in Delaware since you will be moving out of state. The city/county needs someone they can contact immediately to be present at the house in case of an emergency. Plus, they want to make sure a tenant has a point of contact with someone local. Unfortunately, they will not give you a rental permit without an in-state property manager.

Hi Richard,

There are revitalization funds available for select areas in the city of Wilmington. Please make sure the deals on Spruce and Pine are being listed at a good price. Right now the pricing is a little inflated for the long run. PM me if you have any further questions.

Hi Dennis,

We have accepted funds through Catholic Charities to cover the tenant's security deposit at move-in. In most cases, the tenant has had a Section 8 voucher to cover most of the rent. Catholic Charities will take a little longer to get you the funds, but they will send you a commitment letter. 

Tenants can also use the organization's help if they have an issues paying their full amount of rent, but they can only use the assistance once every few years.

Hi Jonathan,

There are many good and not so good areas in Wilmington. The rent values are heavily impacted by the location of the homes. Since Wilmington is such a small city, you can find great properties on one block while the next block over is boarded up. Make sure to find someone that has a lot of knowledge on the housing/rental market, experience with the building codes, inspection/permit process and programs tenants will sometimes use. I recommend checking out the city's website for landlord information. Overall, can you find some great deals in the city? Absolutely, but make sure to do your homework!
