Hello, I'm a senior at the University of Delaware- originally from NJ. I'm looking to acquire my first rental property. 3-4 Bedroom, Between $130k-$210k, with no more renovation needed than just cosmetics- planning on having it managed professionally. I've read nearly every biggerpockets book, listened to nearly every podcast, joined a local meet-up, and spend hours on Zillow and Trulia practicing property analysis on local properties (mostly in New Castle). I've got a downpayment prepared and would like to start writing offers this up-coming fall. I'm looking for any local knowledge and connections to help me prevent future mistakes and make this process as painless as possible while achieving fair returns. I am hard-working and eager to jump in, would greatly appreciate any guidance and assistance. Thanks!

@Scott Sherin welcome Scott. At that purchase price you can definitely achieve the 1% rule. Your higher range will be tougher though if you are going turnkey. Hit up @Vincent Garman for your property search needs. All the best.
